Buying a home is exciting — but it can also feel overwhelming if you don’t understand what’s happening behind the scenes. One of the biggest advantages my clients have isn’t just access to listings — it’s the clarity, structure, and education they receive from the very beginning. If you’ve ever wondered what it’s really like to onboard with me as a buyer, here’s a look inside the process and why it makes such a difference.
Step One: Getting Clear Before We Ever See a House
Before we book a single showing, we slow things down and get intentional.
I spend time learning about my buyers’ likes and dislikes, lifestyle goals, budget comfort zone, and timeline. Not just the basics — but the why behind them. Are they craving walkability? Privacy? A turnkey home or a project? Weekend space for family visits or a quiet spot to work remotely?
This clarity becomes the foundation for everything that follows.
Step Two: A Smarter, Collaborative Home Search
Once we have that groundwork in place, I set my clients up on the Listed app. This isn’t just about receiving listings — it’s a collaborative tool that lets us work together in real time.
We create a saved search for their ideal locations and price range, and my buyers can favourite homes as they browse. That favourites list is gold. It allows me to see patterns emerge: what they’re consistently drawn to, what they’re passing on, and what details really matter to them — sometimes even before they can articulate it themselves.
It makes the search more efficient, more personalized, and far less overwhelming.

Step Three: Education That Builds Confidence
One of the most important parts of my onboarding process happens quietly, behind the scenes.
Every buyer I work with is enrolled in my 8-email buyer education campaign — a crash course designed to level up their buyer game. Inside, we cover everything from getting financing properly lined up, to understanding deposits and conditions, to navigating the offer process and closing day.

Why do I do this?
Because an educated buyer is a confident buyer.
When you understand the process, the terminology, and the strategy, you’re no longer reacting emotionally or feeling rushed. You’re making grounded, informed decisions — and that changes everything.
When We Get to This Point? Chef’s Kiss
By the time we’re touring homes together my clients aren’t just showing up. They’re engaged. They’re asking smart questions. They understand what they’re seeing and how it fits into the bigger picture.
The energy is calm, focused, and purposeful. And honestly? That part is chef’s kiss.
