The correct selling price of a home is the highest price that the market will bare. To assist you in determining the correct asking price, I provide you with a comprehensive market analysis of comparable properties sold and offered for sale in your neighbourhood.

Professional Advice

I will advise you of any necessary repairs and how you may best prepare your home for showing. You will be kept up to date on the state of the market, the sale of similar properties and any other factors which may affect the progress of the sale.

Marketing your Home

The greatest interest in a property happens within the first week it is on the market.  Rest assured the distinctive attributes of your property will be provided the best exposure with our proven marketing plan.

Signage

Professionally installed, impactful signage will be placed in advance of your listing going to market for ultimate visual exposure.

Online Exposure

We offer full online exposure through BOTH Toronto MLS and Lakelands Association of Realtors to all affiliated brokerage sites including www.realtor.ca, bosleyrealestate.com, leadingre.com and www.juwai.com

The market will ultimately determine the true value of your home.  Before we compare your home to similar properties the following factors will be considered:

  • Location
  • Size
  • Style
  • Condition
  • Proximity to community amenities
  • Buyer Supply
  • Uniqueness of your property.
  • Legal Fees – variable, normally between $1500 and $2000.
  • Professional Fees – as per your listing contract plus HST
  • Mortgage Discharge Fee or Cancellation Penalty – as agreed upon with your Mortgage Company prior to listing your property
  • Adjustments – prorated taxes and utilities
  • Moving Costs – variable.
