The October 2024 Real Estate Market Trends in
Collingwood, Blue Mountains, Meaford, Owen Sound, and Wasaga Beach

The real estate market in Southern Georgian Bay is always changing! In this month’s update, I’m diving into the latest numbers for Collingwood, Blue Mountains, Meaford, Owen Sound, and Wasaga Beach to help buyers and sellers understand what’s happening locally. From inventory levels to average sale prices, I’ll break down the key metrics, explain what they mean, and offer some valuable insights on navigating this unique market.

What’s Happening in Collingwood’s Market?

In October, Collingwood recorded 58 home sales with an average sale price of $840,376, representing an 8.2% decrease from last month and a 3.1% decline compared to last year. These numbers signal a cooling in the market, which is reinforced by 8.2 months of inventory. That’s buyer’s market territory, offering lots of choice for those looking to make a move.

What’s a Buyer’s Market?
When we talk about “months of inventory,” we’re referring to how long it would take for all the current listings to sell at the current sales pace. Less than 4 months is a seller’s market (meaning more demand than supply), 4-6 months is balanced, and anything above 6 months is a buyer’s market (meaning more supply than demand). With 8.2 months of inventory, Collingwood is in a solid buyer’s market, giving buyers some flexibility and negotiation power.

In terms of negotiation, homes in Collingwood are closing at 96% of the asking price on average, indicating some room for buyers to negotiate. Properties are taking around 58 days on market to sell, so sellers may need to be patient to find the right buyer.

High-End Market Trends in Blue Mountains

The Blue Mountains area continues to capture interest, especially in the luxury market, but it’s also leaning strongly toward buyers. With an average sale price of $1,362,092 across 27 sales in October, this area remains in high demand among buyers looking for premium properties. Despite the steady month-over-month trend (only a 0.1% decrease), we’re seeing a 25% increase year-over-year in prices, highlighting strong long-term growth.

Blue Mountains also has 16.8 months of inventory on the market. This high inventory suggests that although it’s a buyer’s market, a significant portion of listings are luxury homes priced over a million dollars, meaning that affordability will vary widely depending on your budget.

Homes in this area are selling for 95% of the list price, with an average days on market of 70 days. Blue Mountains buyers have substantial room to negotiate, and with many high-end options available, they can afford to be selective.

Meaford’s Growing Buyer’s Market

In Meaford, October saw 17 sales with an average price of $733,665—an 8% drop from September and down 2.5% year-over-year. Like Collingwood, Meaford’s inventory is in buyer’s market territory, with 8.2 months of available listings. This is a key number for buyers, indicating lots of choice and potential for price negotiations.

With an average sale-to-list price ratio of 93%, Meaford also offers more room for buyers to negotiate. The average time on market is 61 days, so sellers here may also need to be a bit more patient. For buyers, this means more time to compare options and make a strategic offer.

Owen Sound and Wasaga Beach: Balanced to Buyer’s Markets

In October, Owen Sound had a balanced market with 5.0 months of inventory, and homes sold for an average price of $501,125. This represents a 2.3% increase from last month but an 8% decrease year-over-year. The balanced market here means both buyers and sellers are on relatively equal footing, with homes taking about 49 days to sell and closing at 93% of the list price.

Meanwhile, Wasaga Beach remains in a buyer’s market with 7.6 months of inventory. The average sale price for the month was $663,789, reflecting a 7.1% increase month-over-month but a 2.6% decrease from October 2023. Homes in Wasaga Beach are selling at 95% of their list price and spend about 52 days on market.

How Do These Numbers Impact Buyers and Sellers?

The October rate cut has created a favorable environment for buyers. With the decrease in rates, monthly mortgage payments on a typical home dropped by about $80, adding up to a $230 total reduction since July. Additionally, the income needed to afford a mortgage has reduced by $2,800, making it easier for more households to consider buying.

Current Mortgage Rates:
Mortgage rates are ranging between 4% and 6%, depending on whether you choose a fixed or variable rate, and the type of lender and loan product. For buyers, now is a great time to connect with a mortgage broker to understand your options and maximize your buying power.

Buyer’s Advantage: High Inventory and Lower Rates

With high inventory and recent rate cuts, the market is providing some unique opportunities for buyers. In almost every town, we’re seeing buyer’s market conditions, which means expanded options and better negotiating power. If you’ve been considering buying, now might be a great time to make your move with these favorable conditions.

Seller’s Tips: Patience and Strong Marketing

Sellers, this market shift means it’s time to focus on effective property marketing and setting realistic expectations. Homes are staying on the market longer, with some even reaching triple-digit days on market. Working with an agent who understands the local market and excels in marketing can help you stand out and attract serious buyers.
