The December 2025 Real Estate Market Trends in
Southern Georgian Bay
As we wrap up December and look ahead to the spring market, Southern Georgian Bay continues to show what makes it unique: this is not a speculative market driven by hype, but a four-season region grounded in fundamentals.
While much of the GTA has experienced slowing activity, Collingwood, Blue Mountain, and Meaford each told a slightly different — but equally important — story last month. Here’s what you need to know if you’re buying or selling in the area.
Collingwood: Steady Sales, Softer Prices, Strategic Opportunity
Collingwood home sales rose 8% year-over-year in December, with 27 total sales, bucking the broader GTA slowdown. Buyers were active — and confident — thanks to improving affordability.
The median selling price fell to $766,663, down 13% from December 2024, giving buyers room to negotiate. On average, buyers secured 5% off the last list price, with homes selling at 95% of list price.
Unlike many urban markets, Collingwood’s four-season appeal meant inventory didn’t completely dry up over the holidays. New listings increased slightly to 51, slightly higher than December last year. Sellers, however, needed patience: average days on market reached 71 days.
What this means:
Collingwood remains balanced. Buyers have leverage, but well-priced, well-presented homes are still selling. Buyers who act strategically — rather than waiting for spring — are often rewarded.
Blue Mountain: Price Drop, But the Details Matter
Blue Mountain saw home sales decline 11% year-over-year, from 18 sales in December 2024 to 16 sales last month. While that sounds significant, the composition of those sales tells the real story.
Of the 16 transactions:
6 were condominiums
3 were detached homes under 1,000 sq. ft.
This mix contributed to the median selling price dropping to $906,281, down 22% from November and 11.8% from December 2024.
Buyers negotiated an average of 5% off the last list price, with an average sale-to-list ratio of 95%. As with Collingwood, Blue Mountain saw listings continue to come online, with 54 new listings in December, slightly higher than last year.
Sellers should expect longer timelines, as average days on market climbed to 92 days.
What this means:
Our price dip is easily explained when you look at what types of homes sold in December.
Buyers have time and choice. Sellers must compete on value, pricing, and presentation rather than relying on momentum.
Meaford: Sales Surge, Prices Reset
Meaford delivered one of the biggest surprises of the month. Home sales surged 125% year-over-year, with 18 total sales in December — a dramatic increase compared to last year.
Despite strong activity, prices moved decisively in buyers’ favour. The median selling price dropped to $680,578, down 18.7% from December 2024 and 18.4% from November 2025.
Buyers negotiated aggressively, securing an average 7% discount off the last list price, with homes selling at 93% of list price.
Not surprisingly during the holiday season, new listings fell 25% year-over-year. With average days on market sitting at 86 days, many sellers appear to be waiting to relist in the spring, hoping for renewed activity.
What this means:
Meaford is offering exceptional value for buyers — but sellers who price realistically are still seeing movement.
A Return to Normal
Across Southern Georgian Bay, one theme is consistent: this is not a boom, and it is not a crash. It’s a return to fundamentals. As a recent article on 360Lending.ca put it:
